Before you sign or exchange, we review the contract of sale, checking the special conditions, inclusions, and any unusual clauses. Getting legal advice at this stage is where most risk is removed.
Once both parties sign, contracts are exchanged, and you pay the deposit, usually 10% of the purchase price. In NSW, exchange is the point the agreement becomes binding, subject to the cooling-off period.
Residential purchases in NSW carry a 5 business day cooling-off period, during which you can withdraw for a small penalty. Purchases at auction have no cooling-off. We explain your rights and the exact deadlines.
We order and interpret the searches that reveal what you are really buying: the title search, the section 10.7 planning certificate, a strata report for units, and checks for easements, caveats, and land tax liabilities.

A conveyancing lawyer manages the legal side of buying or selling property: reviewing the contract, ordering searches, calculating adjustments, and completing settlement. As lawyers, we can also handle property disputes that a conveyancer cannot.
We work on fixed conveyancing fees quoted before we begin. Your total depends on whether you are buying or selling and the searches required, but you will know the full figure upfront, plus any stamp duty payable to Revenue NSW.
Most property matters settle within four to six weeks of exchange, which is the standard settlement period in NSW. Off-the-plan purchases can take longer, depending on the completion date.
Residential purchases carry a 5-business-day cooling-off period after exchange, during which you can withdraw for a penalty of 0.25% of the price. Auction purchases have no cooling-off period.
First home buyers may receive a full or partial stamp duty exemption under the First Home Buyer Assistance Scheme, depending on the property value. We check your eligibility as part of your quote.
