Tenancy Legal Service Sydney Renters and Property Owners Need

Bond Disputes & Refund Claims

Unfair bond deductions are one of the most common tenancy disputes across Sydney and NSW. Our tenancy lawyers advise tenants on disputing excessive deductions for cleaning, damage, or wear and tear, and help landlords make valid compensation claims against bonds through NSW Fair Trading and NCAT proceedings.

Eviction & Termination Notices

Under the 2025 NSW Rental Law Reforms, no-grounds evictions are now abolished. Our Sydney tenancy lawyers advise tenants on challenging unlawful termination notices and help landlords issue valid eviction notices under the Residential Tenancies Act for breaches, rental arrears, and other legitimate grounds for termination.

Rental Arrears & Debt Recovery

When tenants fall behind on rent, landlords need fast and effective legal action. Our Sydney rental dispute lawyers assist landlords with formal breach notices, NCAT applications for possession and arrears recovery, and enforcement of tribunal orders, so that unpaid rent does not continue to accumulate without consequence.

Lease Agreement Review & Advice

Before signing any residential tenancy agreement in Sydney, our tenant lawyers review every clause, explain your rights and obligations under the Residential Tenancies Act 2010 NSW, identify unfair special conditions, and advise on negotiating fairer terms before you commit to a fixed-term lease arrangement.

NCAT Representation & Tribunal Hearings

Self-representing at the NSW Civil and Administrative Tribunal is risky without legal knowledge. Our Sydney tenancy lawyers prepare your evidence, draft submissions, and represent you at NCAT hearings for bond disputes, termination orders, compensation claims, and rental arrears matters across all Sydney tribunal locations.

Tenancy Rights & Landlord Obligations

Understanding your legal rights is the first step to protecting them. Our Sydney residential tenancy lawyers advise tenants on quiet enjoyment, urgent repair obligations, privacy rights, and retaliatory eviction protections, and advise landlords on their duties under NSW tenancy law to avoid costly tribunal applications.

Practical Tenancy Law Advice for Sydney Renters and Property Owners Since 2014

At PromptLaw, our Sydney tenancy lawyers represent both tenants and landlords, never in the same matter. This dual perspective means we anticipate the opposing party’s arguments before they are made. Whether you are a tenant disputing an unfair bond deduction, a landlord seeking possession of your property, or either party heading into an NCAT hearing, we provide practical legal advice built around your specific situation and NSW tenancy law.

Based in Chatswood and serving renters and property owners across Sydney and NSW since 2014, our tenancy legal team offers fixed-fee services for bond disputes, NCAT applications, lease reviews, and eviction matters. Every matter receives a same-day response. You speak with a licensed NSW tenancy & property lawyer who explains your rights and options in plain language. No Chatswood office visit required.

What Sydney Tenants and Landlords Lose Without Legal Representation at NCAT

NCAT appears straightforward until you are standing in the hearing room. The NSW Civil and Administrative Tribunal has strict procedural rules, specific evidence requirements, and binding outcomes that cannot easily be appealed. Without legal advice and proper preparation, tenants regularly accept bond deductions they did not legally owe, and landlords fail to recover the unpaid rent they were fully entitled to claim because their application lacked the required documentary evidence.

Our tenancy lawyers in Sydney appear regularly before NCAT, preparing condition reports, photographic evidence, rental ledgers, breach notices, and written submissions that are presented in the format the tribunal requires. Our fixed-fee tenancy legal services give Sydney renters and property owners complete cost certainty before any application is lodged or any hearing date is booked across NSW.

Tenancy Law FAQs - Answered by Our Sydney Lawyers

What is the NSW Civil and Administrative Tribunal, and how does it handle tenancy disputes?

NCAT is the primary dispute resolution body for residential tenancy matters in NSW. Either landlords or tenants can apply. Most straightforward matters are heard within four to eight weeks of lodging. Our Sydney tenancy lawyers prepare your application, compile evidence, and represent you at every hearing stage.

Landlords can only deduct from a bond for unpaid rent, property damage beyond fair wear and tear, or cleaning costs where the tenant has not met their obligations. Deductions must be substantiated with evidence. Tenants can challenge unfair deductions through NSW Fair Trading or by applying directly to NCAT.

Since 2025, landlords in NSW must provide a valid reason to terminate a tenancy, including a genuine sale of the property, renovations requiring vacant possession, or a serious breach by the tenant. Termination notices without a valid stated ground can now be challenged and set aside by NCAT in Sydney.

Rent increases during a fixed-term tenancy in NSW are only permitted if the agreement explicitly allows for them and contains a specific formula or method for calculation. Open-ended increases are not enforceable. Landlords must also provide at least 60 days’ written notice before any rent increase takes effect.

Do not vacate until you have confirmed the notice is legally valid. Check the notice period, the grounds stated, and whether the correct form has been used under the Residential Tenancies Act 2010, NSW. Contact our Sydney tenancy lawyers immediately, as strict time limits apply to challenging termination notices at NCAT.

Simple tenancy matters such as bond disputes or minor breach claims are typically resolved within four to eight weeks of lodging the application. Complex matters involving unpaid rent, compensation claims, or contested evictions can take several months. Our Sydney lawyers work to resolve matters efficiently at the earliest possible stage.

Yes. Under the Residential Tenancies Act 2010 NSW, landlords must maintain the property in a reasonable state of repair. If urgent repairs are not attended to within a reasonable timeframe, tenants can apply to NCAT for orders requiring repairs and compensation for losses caused by the failure, including alternative accommodation costs.

A fixed-term lease commits both parties for a specified period, typically six or twelve months, with stronger protections for tenants during that term. A periodic tenancy has no fixed end date and operates on a rolling basis. Different notice requirements and termination rules apply to each under the NSW residential tenancy law.
